They are currently looking for an experienced professional to join their team as a Senior Investment Professional. This individual will be responsible for sourcing and evaluating investment opportunities, preparing financial, market assessment and feasibility analysis.
Responsibilities:
- Sourcing: Scout for/ Identify investment opportunities PAN India, across asset classes with primary focus on Residential – Outright/ JV/ JDA.
- Evaluate Investment Opportunities: Analyse potential real estate investments, focusing on land opportunities.
- Financial Analysis: Develop and maintain detailed financial models for real estate investments, analyzing cash flows, and performing scenario analysis.
- Market Assessment and Feasibility Analysis: Conduct thorough market assessments and feasibility studies for potential investments.
- Work with the legal and leasing for com comprehensive commercial and legal due diligence to ensure all aspects of the investment are sound.
- Network Establishment: Build and maintain a network of brokers, intermediaries, investment banks, channel partners, and Ipc’s to ensure excellent market intelligence.
- Regulatory Knowledge: Maintain a strong understanding of local developmental rules and regulations.
- Transaction Negotiation and Structuring: Work closely with the Founders and partners to negotiate, structure, and close transactions.
- Deal Process Coordination: Assist and coordinate the entire deal process, including due diligence, preparing Investment Committee (IC) memos, and deal documentation.
- Relationship Management: Maintain strong relationships with key internal and external constituents, including the legal, compliance, leasing, project management, and accounts teams, as well as investment bankers, audit firms, lawyers, and JV partners.
- Market Intelligence: Provide intelligence on new legislation, market supply-demand data, and historical underwriting parameters.
- Investment Evaluation: Guide the team on investment evaluation, including financial assumptions, and calculate different ratios and parameters.
- Equity Capital Raising: Assist in equity capital raising activities whenever required.
- Site Visits and Comparative Analysis: Undertake site visits, understand catchment areas, and draw comparatives for projects.
- Stress Testing and Sensitivity Analysis: Conduct stress testing and sensitivity analysis of variables to calculate their impact on the project’s bottom line.
- Market Research: Conduct primary and secondary market research as needed.
Requirements:
- Strong financial and analytical skills.
- Proficiency in Excel modelling; knowledge of real estate valuation software is a plus.
- Sound understanding of financial, legal, and tax structuring.
- Ability to evaluate opportunities, underwrite transactions, and validate assumptions.
- Excellent network-building capabilities.
- Postgraduate degree/MBA/CFA/CA.
- Strong understanding of real estate deal parameters.
- Willingness to travel to evaluate deals.
- Ability to oversee and guide a team of Analysts/Associates.
- Flexibility to take up additional responsibilities in equity capital markets and asset management.
