They are currently looking for an investment professional to join their team in Mumbai. This individual will be responsible in understanding and developing financial models for various formats of development – Outright Purchase of land, Joint Venture, Joint Development (Area and / or Revenue Sharing) and Development Management Model.
Responsibilities
- Modelling the Capital Stack (Equity, Mezz, Debt etc) into the financials to:
- Prepare the levered Cashflows / P&L / Balance Sheet.
- Equity IRR, Project IRR, Equity Multiple, Net Operating Income (NoI), Carry / Promote etc
- Calculate payouts to all partners in the project (Waterfall, DM Fees etc)
- Work with a small team to research and prepare the Financial Model, Investment Thesis,
- Investment Committee Report, Market Research & Analysis, MIS, Information Memorandum etc. to present the opportunity to the Board for approval.
- Ensure to follow-up till closure with the acquisition of the opportunity.
- Work closely with departments and regions to continuously assess the financial efficacy of operations.
- Establish various systems and controls that provide optimal support and check any risks.
Requirements
- MBA (Finance) from a reputed institute and /or CFA Level III.
- Proficiency in Financial Modelling using MS Excel (preferred – candidate with past experience specific to Logistics / Warehousing / Commercial Real Estate).
- Good communication skills.
- Willingness to work collaboratively in Cross Functional Teams.
- Ability to take independent decisions with their work domain and someone who can work independently without much supervision.
- Quick learner (if not with exact domain expertise).
