The company is seeking Director Sales (Residential) who will lead the overall sales strategy, planning, and execution for the company’s residential portfolio in India. This role requires a strategic leader with deep experience in luxury and mid-segment real estate sales, proven success in managing sales teams, and strong relationships with channel partners, brokers, and HNIs. The position involves driving revenue growth, optimizing pricing and inventory strategies, and ensuring customer satisfaction across projects in different cities.
Key Responsibilities
Sales Strategy & Planning
- Develop and implement a robust residential sales strategy aligned with business objectives.
- Drive achievement of sales, revenue, and margin targets across ongoing and upcoming projects.
- Design pricing, inventory release, and sales launch strategies in coordination with Marketing, Finance, and Project teams.
- Establish and monitor robust sales processes to ensure premium customer experience and timely conversions.
Business Development & Channel Management
- Build and maintain relationships with key channel partners, wealth managers, and institutional sales agents.
- Develop incentive programs and communication plans to strengthen partner engagement.
- Identify new opportunities and geographies for market expansion.
Team Leadership
- Lead and mentor a diverse team of regional sales heads, asset managers, and customer relationship professionals.
- Establish KPIs and performance metrics for tracking and evaluating sales performance.
- Drive a culture of accountability, customer focus, and operational excellence.
Customer Experience
- Oversee the end-to-end sales cycle—from lead generation to closure and post- sales coordination.
- Ensure a seamless and premium customer journey in line with brand standards.
- Work closely with CRM and marketing to address customer feedback and improve retention.
Business Planning & Performance Analytics
- Develop annual business plans and performance dashboards for residential assets.
- Conduct periodic review meetings to track KPIs across sales, customer service, and asset utilization.
- Leverage market intelligence and data analytics to guide pricing, positioning, and investment decisions.
Market Insights & Reporting
- Monitor market trends, competitor activity, and pricing movements.
- Provide management with periodic reports, forecasts, and strategic insights.
- Contribute to new product development and positioning based on market intelligence.
Asset Management & Value Optimization
- Oversee the residential asset portfolio post-sale and post-possession to ensure long- term value creation.
- Collaborate with property management and facility teams to maintain high standards of upkeep, compliance, and resident experience.
Qualifications & Experience
- Education: MBA or equivalent degree in Sales/Marketing/Business Management.
- Experience: 25+ years in real estate sales, with at least 5 years in a leadership role.
- Proven experience in residential sales for large-scale, premium developments.
- Strong network within the real estate and financial services ecosystem.
- Expertise in channel partner management and direct sales.
