The company is seeking an Associate / Analyst – MIS & Market Research will be responsible for data management, financial MIS reporting, and market intelligence to support investment decision-making and asset performance tracking. The role requires strong analytical, financial modelling, and research skills, along with the ability to convert raw project and market data into actionable insights for senior leadership and investors.
Responsibilities:
MIS & Financial Reporting
- Collect, validate, and consolidate data from project partners, PMCs, sales teams, and internal stakeholders.
- Prepare weekly/monthly MIS dashboards covering:
- Sales velocity, collections, and receivables.
- Construction progress and cost-to-complete.
- Budget vs. actual variance (construction, sales/marketing, design, overheads).
- IRR movement and cash flow tracking.
- Develop dashboards for real-time portfolio monitoring.
- Support preparation of Investment Committee (IC) and Investor Reports.
Financial Modelling & Analysis
- Build and update asset-level financial models with sensitivity/scenario analysis (pricing, cost escalations, timeline delays).
- Track impact of market trends on returns, exit timelines, and valuations.
Market Research & Intelligence
- Conduct macro and micro-market research:
- Supply-demand analysis.
- Competitor benchmarking (pricing, launches, absorption rates).
- Regulatory updates (RERA, DCPR, FSI changes).
- Prepare market intelligence decks for acquisition, asset repositioning, or exit strategies.
- Maintain a database of transaction benchmarks (land deals, lease rates, cap rates).
Cross-functional Support
- Collaborate with asset managers, project execution, cost control, and sales/leasing teams for data validation.
- Support due diligence for new acquisitions with financial and market inputs.
Key Performance Indicators (KPIs):
- Accuracy and timeliness of MIS reporting.
- Quality of financial models and scenario analysis.
- Depth and relevance of market research insights.
- Contribution to investment decisions and IC presentations.

Qualifications & Experience:
- Education: MBA (Finance/Real Estate/Analytics), CFA, or a Master’s in Economics/Statistics preferred.
- Experience: 8+ years in real estate finance, consulting, investment banking, or research
- Proficiency in MS Excel, PowerPoint, SAP is a must.
- Familiarity with real estate markets, RERA regulations, and construction metrics is highly desirable.
