The Company is seeking a General Manager – Property Management professional to oversee the end-to-end operations across residential and high rise buildings, involving strategic planning, operational excellence, vendor management, and ensuring seamless service delivery to enhance asset value and customer experience.
Responsibilities:
Strategic Operational Management
- Develop and implement facility management strategies aligned with company objectives & SOPs.
- Oversee day-to-day operations of building maintenance, engineering services, and utilities.
- Drive cost optimization while maintaining high standards of safety, compliance, and service quality.
Asset & Property Management
- Ensure upkeep, preventive and corrective maintenance of all BDMC properties
- Monitor building systems (HVAC, electrical, plumbing, fire safety, elevators, etc.) for reliability and efficiency.
- Implement energy management and sustainability practices.
Vendor & Contract Management
- Manage service providers, AMC contracts, and outsourced staff (security, housekeeping, technical).
- Negotiate contracts and ensure adherence to SLAs and KPIs.
- Regular vendor audits to ensure compliance and quality delivery.
Compliance & Safety
- Ensure statutory compliance related to labour laws, fire safety, environmental standards, and local municipal regulations.
- Implement workplace health & safety policies, evacuation drills, and risk management frameworks.
Customer Experience & Stakeholder Management
- Act as the single point of contact for residents, tenants, and corporate stakeholders for facility-related matters.
- Address escalations and ensure high customer satisfaction.
- Liaise with authorities when required.
Skills:
- Strong knowledge of building systems, MEP, sustainability, and modern facility management practices.
- Proven experience in vendor negotiations, contract management, and compliance.
- Planning, organizing, and directing complex maintenance programs/activities.
- Familiarity with ISO, OHSAS, or other FM certifications is a plus.
Requirements:
- Bachelor’s Degree in Engineering / Facilities / Property Management (MBA preferred)
- 15+ years of experience in Facility Management, with at least 5 years in a leadership role in the real estate sector (preferably residential).
