The company is seeking a Senior Analyst – Cost Control & QS to lead cost control, budget monitoring, and financial governance across their real estate portfolio. The role ensures that construction costs, budgets, and cash flows are tightly managed, reviewing and monitoring construction, sales & marketing, liaison, design, and overhead costs, ensuring total project cost discipline enabling the fund to achieve its IRR and other Project KPI targets while maintaining high-quality standards.
Responsibilities:
- Cost Control & Budgeting
- Review and track project budgets, cost estimates, and BOQs (Bill of Quantities) in coordination with project teams and consultants.
- Monitor actual vs. budgeted costs and identify variances with actionable insights.
- Drive value engineering to optimize design and construction costs.
- Track cost-to-complete and certify milestone payments to contractors/vendors.
Project Monitoring
- Work with Project Managers and PMCs to track construction progress vs. financial milestones.
- Prepare cash flow forecasts and funding schedules for capital calls.
- Highlight cost risks, delays, or scope changes early and propose mitigation strategies.
Contract & Vendor Management
- Review negotiated tender documents, contracts, and change orders.
- Validate contractor claims and approve interim and final payments.
- Maintain a database of benchmark rates, contractor performance, and market cost trends.
Reporting
- Prepare detailed MIS reports: cost variance, committed vs. actual expenditure for the Investment Committee.
- Assist in investment exit planning by providing accurate cost-to-complete and financial closure reports.
- Regularly visiting sites to track progress and highlight red flags in cost
Qualifications & Experience
- Education: B.E. / B.Tech in Civil Engineering with a Quantity Surveying diploma/certification (e.g., RICS, MRICS, NICMAR).
- Experience: 8-10 years in cost control, project monitoring, and QS functions within real estate development, construction management, or PE/AIF-backed projects.

- Accuracy of cost estimates vs. final project costs.
- Timeliness and quality of MIS and variance reporting.
- Achievement of budgetary savings through value engineering and negotiation.
