This opportunity is with a renowned developer, known for their signature high-rise residential ventures. The company stands out for its extensive land holdings and remarkable absence of debt. Embarking on a redevelopment endeavour they have ambitious plans to develop large area of prime real estate in the next five years.
They are currently looking for an experienced individual to lead their design team. This individual will be responsible for guiding and supervising a team of architects engaged in planning, designing and monitoring of all design activities involved in development of buildings and mixed-use land with regards to functional and aesthetic requirements in alignment with the company’s brand Image.
Responsibilities
- Coordinate and provide a brief concept to Architectural Consultants, Town Planners, etc. to design and develop a master plan for existing land bank and create multiple proposals based on Aesthetic and Optimum utilization as desired and submit the same to the Board for Approval.
- Review and analyse the drawings, master plan received from the Architectural Consultants and recommend changes, if any to ensure that the best possible aesthetic design and optimal construction options are incorporated while conceptualizing/ finalising the drawings.
- Obtaining approvals for finishing materials and liaising with vendor and suppliers for various finishes along with contracts and procurement.
- Liaising with Regulatory department to obtain views / inputs regarding the mandatory and statutory requirements and ensure they are incorporated in the drawings based on inputs.
- Follow up with Regulatory departments for approvals of regulatory drawings, proposals etc. to ensure that the designs/ drawings can be frozen and issued for construction, thus ensuring that the Project deadlines are met and no delays occur due to design delays
- Coordinate with MEP team to obtain inputs / feedback regarding the services being provided and the authentication of whether the same is justified & appropriate as per the project requirements.
- To ensure that best and optimum services are incorporated in the design and no issues are faced due to lack of proper design & planning.
- Coordinate with Architectural Consultants for issuing Good for Construction Working Drawings.
- Interacting with Projects Department / Contractors to resolve design issues, if any.
- Providing appropriate feedback / solutions etc. to ensure that the work is executed as per finalized drawings.
- Control and monitor the Department budget and exercise cost control through value engineering, strong negotiations during deals, tie-ups, contracts etc. thus ensuring that the budget is well within control thus protecting the company’s interest and liabilities.
- Coordinate with internal teams like Sales & Marketing for obtaining design requirements based on client’s requirements / feedback, market demand to determine the detailed project specifications in relation to the type & style of construction, flat layout, size, landscape etc.
- Providing support to the Sales team with all the necessary technical documentation, marketing collateral, physical model etc.
- Using of new, innovative concepts in design for optimum utilization of FSI and TDR.
Requirements
- More than 15 years of experience in the design domain of High Rise/Luxury buildings.
- International Exposure would be an added advantage.
- Turnover of the present company should be minimum 2500 Cr.
- Should have hands on experience in working with internal departments of the organization like Sales & Marketing, Projects Team, MEP, Regulatory.
- Should be proficient in reviewing and analysing the drawings, master plan received from the Architectural Consultants.
Skills:
- Sound knowledge of Real Estate Designs for Townships High Rise.
- Experience in Design Management of Mixed-use projects & high-rise buildings
- Good conceptualization and aesthetic abilities
- Eye for detail and excellent in coordinating with multiple agencies.
- Should be well versed and has knowledge of Indian Regulatory & Statutory real estate rules applicable to townships & high-rise.
